Manor at Market Square has 92 studio, one- bedroom and two-bedroom apartments for Independent and Residential Care. It is conveniently located at 803 Penn Street, in downtown Reading, PA, adjacent to the Sovereign Center.

Manor at Market Square was officially opened in 2000 as a community for independent seniors. In 2003, the community started a program to accommodate residential care residents. The program's focus was to offer individualized care, while still promoting the highest level of independence. The Manor also provides short-term respite care for recovering seniors or for family caregivers who need a break to tend to other family matters or go on vacation.

The building is privately owned. It is managed by Heritage Senior Living who also manages other senior facilities in the area such as: Chestnut Knoll, in Boyertown, PA, Traditions of Hanover in Bethlehem, PA and Arbour Square in Harleysville, PA.
